Austin-area group plans 1,100-plus-acre development in Boerne

A luxury single-family home development spanning 1,140 acres in a rapidly growing San Antonio suburb will pay tribute to the land’s original owner — the namesake of the county it sits in.

The second Boerne development from The Lookout Group Inc., called George’s Ranch, will include 800 homes from about $500,000 to more than $1 million. Construction is expected to begin in summer 2022.

“As a developer, we are thrilled to have the opportunity to deliver another Boerne community that is distinct and deeply rooted in Texas history,” Bill Hinckley, owner of Leander-based The Lookout Group, said in a prepared statement. “We have been planning this one for five years to get it just right.”

The future community at 407 E. Highway 46 is named after George Wilkins Kendall, who was known as a war correspondent and a pioneer in the Texas sheep business. The Lookout Group acquired the property in 2017. The development team will restore and repurpose some of the original farmhouses and barns for homeowners.

“We appreciate how much history is there on this piece of land,” Kelly Atkin, vice president with the development group, told the Business Journal. “We want to share that with other people who want to have a piece of that themselves.”

The Lookout Group has not yet revealed the slate of builders coming to the property. In one section of the community, buyers will be able to build a custom home on their own estate with a builder of their choice or select a completed home from a group of builders curated by the developer.

Atkin said the company previously considered selling the land to homebuilders who would have developed quarter-acre lots as opposed to full-acre lots.

“Our community out in Leander, it’s all one-acre [lots],” Atkin said. “We like that kind of project. It has a better feel to it, you can breathe.”

The Kendall County Commissioner’s Court approved the site’s master plan at the end of February.

Cude Engineers, which has offices in San Antonio, Austin and San Marcos, is the civil engineer for the project.

The Lookout Group’s other projects include the 3,000-acre Crystal Falls in Leander; Esperanza, a 1,200-acre community also in Boerne west of George’s Ranch; and ClearWater Ranch, an estate community in Liberty Hill with more than 600 acres. Unlike Esperanza, George’s Ranch will be strictly residential.
